How it works

To achieve brilliant sales results and an ongoing thriving, vibrant resident community, with our industry knowledge we can advise and assist in reducing risk of inefficiencies and frustrations occurring post-settlement by conducting a detailed review of the building’s architectural designs and services. Advising on elements including:

    • Waste management planning.
    • Services access planning.
    • Common property design.
    • Security and concierge service planning.

Guild Management can act as a point of contact for prospective purchasers with a dedicated team available to handle any queries and provide specific information as required to ensure purchasers have a confident understanding of the service offerings and the role and functions of the Owners Corporation.

Our dedicated team assists with the activation of the Owners Corporation, ensuring a smooth transition from the developer to the owners. The services provided during this process include:

    • Providing guidance on the best Owners Corporation / Plan of Subdivision set up.
    • Reviewing the lot liability and lot entitlements to ensure fairness.
    • Drafting and registering of Owners Corporation rules, where applicable, specific to each property.
    • Managing the tender process for required service contracts such as: lifts, swimming pools, building management, facilities management, gardening and cleaning.
    • Liaising with necessary third parties such as local water authorities, electricity and internet providers, and other service providers
    • Preparation of an inaugural budget and maintenance plan forecast.
    • Obtaining Strata insurance in accordance with legislative requirements.

Our focus at this crucial stage is to facilitate a smooth transition to the building’s new owners and ensure new residents can move into the building in a safe and orderly process.

To support this stage activities include:

    • Ensuring the inaugural general meeting is completed.
    • Setting up the Owners Corporation such as registers, accounting records, files, minutes, house rules, insurance schedule and certificates and supplier details.
    • Preparing Owners Corporation certificates for settlements.
    • Assistance on managing and reporting any property defects to the builder.
    • Property audits and implementation of various management procedures.
    • The co-ordination of residential/commercial tenancy move ins.
    • Developing and running induction programs for service personnel.
    • Developing resident information guides customised for the property detailing the role and function of the Owners Corporation and any particulars relevant to the property for prospective purchasers.
    • Owners Corporation related enquiries during the sales and marketing process. (pre and post handover)
